When it comes to actually make the purchase, the whole process in buying a property with Deep Blue can be done in five simple steps:

Step 1: The Contract

Once you decide to buy a property and happy with all the conditions, the property sales agreement will be drawn. The payment plan will be agreed before the contract is drawn. The contract is in English and easy to understand.

Step 2: Legal Advice

We strongly recommend you to have a legal representative when you commit yourself to buy a property. If you don’t have a solicitor, we can recommend you to one, although you can chose to appoint any solicitor you want. The solicitor will do all the checks regarding the contract and the company and will be present during the signing of the contract. He/she can explain all the points included in the contract and procedures of purchasing the property. Having instructed a solicitor to handle the purchase, you have the reassurance that all important aspects will be covered. He/she will make sure that if you buy one of our properties all the following will be checked;
The title of the property is checked.
The person or a company selling the property actually owns it.
Whether there are any charges on the property.
Where applicable, that building licences and permissions are in order.
The terms and conditions stipulated by the seller are checked for fairness.

Step 3: Title Deeds (TAPU)

Once the sale agreement has been drawn and the buyer & seller have signed it, the new title deeds (tapu) will be applied for by the solicitor. The title deeds office will send the passports and title deeds to Izmir for the military check. This military check is only to determine that the area the property is in, is not within a certain kilometre radius from a Turkish military base (this could take approximately 3 months). The whole process will take between 3-4 month
The title deeds will then be transferred into your name, which is signed in the presence of the notary. You can either attend the signing in person or appoint your solicitor as power of attorney to attend on your behalf for the fees and taxes to be paid or the title to be registered with the government land registry.

Step 4: After Sales

From the point you sign the contract, our after sales team will take over. We will be keeping you up-to-date with the news and developments of your property. Step 5: Completion

Near the completion, we will advice and notify you about the completion date and when the final payment should be made. On the completion, we will deliver you the keys. You can move in and enjoy the magic of Turkey from your own little place in paradise.
